New Landlord Database Confirmed: What Landlords Need to Know
The Government has confirmed that the new "Register your rental property" service will begin rolling out across England from 15 December 2026 as part of the implementation of the Renters' Rights Act.
Under the new rules, landlords of properties let under assured or regulated tenancies will be required to register both themselves and their rental properties on a national landlord database. Registration will cost £65 per property per year and must be renewed annually.
Landlords will be required to provide information about their rental properties, tenants, rent levels and compliance documentation, including EPCs, Gas Safety Certificates and EICRs. The database is intended to improve transparency within the private rented sector and support local authority enforcement activity.
For properties located in the East of England, registration requirements are expected to commence from 15 January 2027, with registration required by 14 April 2027.

Working with the Eastern Landlords Association

Questions Still Awaiting Clarification
Whilst the headline details have been announced, several important questions remain unanswered:

What constitutes a single "property" for registration purposes, particularly for HMOs, blocks of flats and mixed-use buildings?

How will jointly owned properties, partnerships, trusts and company-owned portfolios be treated?

Will accountants and tax advisers be able to register and renew properties on behalf of clients, similar to the Trust Registration Service?
Further Government guidance is expected ahead of the rollout, and the practical impact on many landlords will become clearer over the coming months.
